We have done many surveys in Sri Lankan society and its capabilities of joining such villages and we received overwhelming response from elderly people who needs such facilities. There is a large elderly community who needs attention and they are willing to spend on future security through either their savings or their expatriate children.

Our Concept deals and addresses the needs in relation to what you want to have, what you would like to have and what you must have in place to live, as you would like to be in the future.

The Ideology behind concept is to generate a vibrant social presence, with events and entertainment with care and love in a collaborative manner by the managements and the residents. This is a mortgage ownership scheme where we mortgage all our homes at the Retirement Village to the residents; all the Residents will get the legal possession of the property through a mortgage deed for 99 years. By this you are making a property investment with marketable security. You are free to market your right to abode in the retirement village at the market value to a qualifying purchaser. This ensures that the village is maintained for the benefit of the active retired people who are residents of the villages. There wont be a tax for foreigners if they mortgage the property with Sri Lankan firm , if you need to own a property you have to pay 100% tax.

The Property
The land and the cottage that you are going to occupy will be mortgaged in favour of your name and you or your successors will legally posses the property forever. The Mortgage will reserve all your right and will entitle all the benefits as lessee of a property which include the right to 15 feet roadway, Water and electricity (common or separate) with common or separate meters, legal possession of a 7 perch land and a Self-reliance cottage constructed within that premises.
600 square feet self-reliance cottage will consist of a verandah, sitting area, pantry with pantry cupboards, tilled /swiss parket floors and attach bathroom and a toilet and two fully equipped bed rooms,television, intercom, telephone , 6 ceiling fans and air condition, and company maintained garden with flower beds and fruit trees . The boundaries are demarcated and each house will get its own gate and entrance through the common roadway. Fully furnished including fitted kitchen and appliances, fitted wardrobes and storage units, and curtains. Company maintained Laundry and food in your own style.

All these facilities and property will cost you only 35,000 USD and your ownership can be transferable to your successors or offspring’s. This Property belongs to you and your instructions will be done in the property. No other hidden charges. Lawyer’s fees and stamp are paid by the residents. If you wants to owned it out right purchase then you have to pay 100% tax to the government and we advice residents to get involved in legal mortgage.

Independent Living Units

Meals, cleaning and heavy and medium laundry are all taken care of, leaving residents with the time to enjoy their social and professional lives as they wish. All apartments have 24-hour surveillance of our caregivers and intercom call services. Our maintenance staff will attend to all your laundry needs excluding ironing. Ironing facilities are available for a fee. Guests are welcome to visit for a meal, to stay overnight or for a holiday and to join residents in their activities at any time.

Security
There will be a 24-hour emergency alarm system linking every unit with designated staff who will arrange medical assistance, and other assistance whenever required. There will be 24 securities and the whole premises will be covered and the staff will look after the security.

Those who need special medical attention will be looked after by trained staff and supervised by trained nursing staff. All the medical support will be done by according to prescriptions and in emergency the residents will be admitted to the best Hospital of the country. 24 hour Ambulance service will be available.

Management
Responsible for general and garden maintenance, Refuse collection
Fire & public liability insurance, Local delivery and collection services [mail, groceries, etc.]

ON-GOING CHARGES
Certain charges are required throughout the stay (or sometimes even after the stay). These fees vary depending on the intensity of care offered by the village. One such fee will be one time payment of medical deposit of 2000USD ( Refundable ) .
There will be only a monthly food and services charge which is 750 USD + taxes per month. This is only for the months you stay ,


Community service and volunteerism
The concept at the happy valley retirement village is making you socialize and give you a feeling of useful and responsible citizen therefore we have organized various volunteer projects for you to involve on your choice.

Transport
There will be 24 hour transport facilities available. All emergency cases we will provide free transport and in the other events you are entitle to hire the vehicle for nominal rate.

Mr. Lakshan Dias
Mr. Dias is our international partner and a Lawyer by profession. His involvement in the company relates to international promotion and marketing and directly responsible for the concept development of the Establishment. Mr. Dias with his 16 years experience in the leisure and care giving industry will contribute many new concepts to the Happy Valley Retirement Village.

He served as General Secretary for three Sri Lankan YMCA's branches and voluntarily served in many NGOs where peoples participation is valued and accepted. He is well-reputed and respected leader within the Sri Lankan NGO community. He is also a consultant for various NGOs in the field of Community Development, Leadership and Youth development within Sri Lanka as well as internationally. At present he also serve as a leading partner of a law firm.

Ms. G. S. S. L. Dias
Ms.Dias is the leading partner of this establishment and she is presently working for highly reputed INGO in Sri Lanka. She has proven ability in the area of care-giving and hospitality through her previous experiences in the agencies such as World Vision, Care International and British Red cross. She possesses a higher diploma from NIBM on service Management. She is an expert in the area of Children Development and served in the community in various parts of the country. Through her vast experience and involvement she has sound knowledge on the needs of individuals and especially in relation to the care giving. Her involvement with the YWCA and other voluntary organizations gave her a huge capacity in this field. Ms. Dias has active experience of 12 years in the field of management and the care giving field.
